Airbnb's New Checkout Rules: What Manchester Hosts Can Still Ask Guests (and Who Does the Rest)
Published · Updated
Airbnb has tightened what hosts can ask guests to do before checkout. For bookings made from 20 November 2026, the cleaner's jobs stay with the host. This is what's changed, and how I handle it on changeovers around M11.
What's changed in Airbnb's house rules?
Airbnb announced the change on 20 October 2026. It applies to all reservations booked on or after 20 November 2026. That is the booking date, not the date of the stay.
Hosts now pick from seven standard rules: maximum overnight guests, quiet hours, events, pets, smoking, commercial photography, and lock up at checkout, with optional key-return details. Checkout instructions no longer appear in a separate tab.
Hosts are "generally not allowed" to ask guests to do tasks that "require significant effort or time, or would typically be performed by a cleaner, including stripping the bed, taking trash offsite, or washing and putting away dishes" (Airbnb's Help Centre). It is a platform policy, not a UK law. Exceptions are judged by listing type and local context, such as limiting shower time under drought restrictions, or animal-proof bins "in bear country".
BBC News reported it on 21 October 2026, and The Independent on 22 and 23 October. Put rules and requests in the listing section when the guest books. Do not add them later by message, on a sign, or in person. No fines or penalties (Airbnb points hosts to AirCover for damage), and no separate contracts except where required by law or in limited cases. The Listing editor highlights a non-compliant request, you get an email and can appeal, and guests may see "includes cleaning requests". Persistent violations can reduce search visibility or lead to other action. See Airbnb's Resource Centre note.
What you can still ask guests to do at checkout
What can Airbnb hosts ask guests to do at checkout? Airbnb's UK examples are:
- Put used dishes in the sink. Not wash them and put them away.
- Gather used towels. Not remove the sheets or start a load of washing.
- Sort rubbish and recycling into the designated indoor bins. Not take rubbish off-site.
- Turn the heating, air con or another amenity off when leaving. Not avoid an amenity you list.
- Lock up and return the keys as you describe. Lock up is now one of the seven standard rules.
What you now need to cover yourself (or your cleaner does)
| Guests used to be asked | Now on the host / cleaner |
|---|---|
| Strip beds, start the washing | Strip the beds, wash or swap the linen, and remake the beds |
| Wash and put away dishes | Wash up, put the dishes away, and wipe the kitchen |
| Take rubbish out to the outside bins | Empty the indoor bins into the outside bins |
Add the usual turnover as well: vacuum and mop, the bathroom, and the surfaces. Airbnb's ground rules for hosts already say you should "clean between every stay (do laundry, take out trash, vacuum/sweep, wipe down surfaces, etc.)." Who strips the beds now on Airbnb? The host does, or the cleaner does. Guests can gather used towels.
Updating your listing before 20 November
- Open your requests in the Listing editor and remove the chore lines.
- Move rules out of welcome books, signs and messages into the House rules section.
- Set "lock up at checkout" and add the key-return details.
- Check for highlighted requests and Airbnb's email. You can appeal.
- Do not add a fine.
For bookings made earlier, check the Help Centre and keep your requests reasonable.
Planning changeovers when guests leave more behind
Allow time for linen and dishes in the turnaround window you already use. Keep spare sets so beds can be swapped, not waited on. Note the outside bins and the bin day: guests can sort waste into the indoor bins, and someone still empties them outside. I send completion photos on every property job, so you can agree what done looks like.
How I can help with short-let changeovers in east and south Manchester (M11)
I run Bloom Clean Services on my own from 427 Ashton Old Road, M11 2DL. I do every clean myself, I am DBS-checked and public liability insured, and I reply within 2 hours, Mon–Sat 8–6. I cover short-let and Airbnb changeovers in Openshaw, Gorton, Levenshulme, Longsight, Fallowfield and Rusholme, as backup or overflow when your usual cleaner cannot make the turnaround.
I do not publish a changeover price. It depends on property size, condition, frequency, volume and turnaround requirements, and I quote before you book. See the pricing page. A reset between busy periods is a deep clean. Longer lets are separate: end of tenancy cleaning in Openshaw.
